Sparkletts-adjacent townhouse project proposed for Eagle Rock

Many real estate listings brag about city, canyon and mountain views. But a proposed 10-home development in Eagle Rock will offer its occupants a view of the large, green-and-whiteSPARKLETTS  sign that looms over the water bottling plant across the street.

The three-story townhomes at the corner of Avenue 45 and Lincoln Avenue would rise on what is now an asphalt covered lot. Developer Metro Investments,  which has built numerous homes and apartments in neighboring Glendale, is proposing to build 10 townhomes under the city’s small-lot subdivision ordinance.

The ordinance allows for more intense, single-family home development than typically allowed, primarily by reducing the spaces between each home and the boundaries of the lot.  A Planning Department hearing scheduled for Wednesday, May 6  will consider the developer’s proposal to carve up the lot into home sites measuring 1,343-square-feet.

The three-bedroom units are expected to be priced between $550,000 to $650,000, according to preliminary information supplied to the Eagle Rock Neighborhood Council. No word yet if those prices includes a direct line to the Sparkletts plant.
